Typically, when a buyer purchases a home it is common for them to have a RICS Homebuyer report which highlights issues and concerns with regards to the fabric of the property and any legal concerns using traffic light ratings.
From our experience we regularly see renegotiations on property prices due to these issues/concerns coming up retrospectively after an agreed sale price, which can lose you thousands of pounds.
This report will give you a matter of fact assessment of the condition of the property by rating various areas of the building and flagging up areas that need attention. The report will identify significant defects, readily apparent potential hazards and essential repairs and aims to reassure the client of such areas of concern using a ‘traffic light’ condition rating system.
