Gain a deeper understanding of your property

The RICS Home Survey - Level 2 furnishes you with a strong level of insight into the condition of your new home.

Perfect for properties built after 1960, Level 2 surveys offer an extensive visual survey, along with guidance and information on costs for any repairs or restorations. You can also include an objective and unbiased market valuation alongside your Level 2 survey by requesting this from our team ahead of time.

When to choose a RICS Home Survey - Level 2

A RICS Home Survey – Level 2 is perfect for post-1960s, conventional houses, flats, and bungalows that are in a reasonable condition and that have not been significantly altered or extended since their original construction.

If you’re purchasing a property that has been altered, or a property in need of repairs, we would strongly recommend considering a RICS Level 3 survey, or a specialist Hybrid Level 2 survey as a cost-effective option.

You can explore a bespoke Hybrid Level 2 survey by chatting to our expert team directly.

What does a RICS Home Survey Level 2 cover?

A RICS Home Survey – Level 1 investigates and highlights the status of:

  • Structural condition
  • Areas of movement
  • Dampness
  • Drainage (where accessible)
  • Rainwater pipes and gutters
  • Timber defects
  • Insulation
  • Condensation
  • Roof structure
  • Windows and doors
  • External walls
  • Services (electricity, gas, drainage, water, heating)
  • Party walls
  • Mundic
  • Japanese Knotweed and other invasive species
  • Radon Gas
  • Environmental issues
  • Health and Safety

In addition, a Level 2 survey also covers:

  • Entering the roof space and visually inspecting the roof structure with attention paid to those parts vulnerable to deterioration and damage.
  • Advice about repairs or any ongoing maintenance issues. Where the surveyor is unable to reach a conclusion with reasonable confidence, a recommendation for further investigation should be made.
  • Identifying and listing the defects and issues that present a risk to the building or grounds, and explaining the nature of these problems.
  • An optional market valuation on your property (to receive a valuation, simply request one ahead of your survey).
