What to expect from a Commercial Building Survey

A RICS Commercial Building Survey is a detailed inspection of the property, grounds and outbuildings in question, documented within a survey report.

Prior to attending the property, thorough desktop research is completed to identify any potential red flags like flood risk zones, traffic control areas, high crime locations, title restrictions, and more. We can also look over the client's lease and make comment and guidance based on the inspection.

Once onsite, we’ll conduct an extensive inspection of the building to further report on any issues raised in the desktop research. We’ll also undergo a comprehensive investigation of the property, with particular attention paid to...

• structural movement and integrity
• chimney stacks  
• roof coverings
• rainwater goods
• fascia, soffit and verge boards
• insulation qualities of the main walls, windows and doors
• flooring condition, damp proofing and, if required, sub-floor ventilation

Once the inspection is complete, you’ll receive a RICS Commercial Building Survey report, featuring a traffic light system to easily highlight the severity of any issues present.

Your report also includes estimated timescales and costs for remedial and general maintenance works required, offering a much more accurate projection of t he final financial commitment.
